As a REALTOR, we offer a free Comparative Market Analysis for all prospective sellers. A Comparative Market Analysis report is a tool used to gauge the value of your property.
What Is It?
A Comparative Market Analysis – also known as a “CMA” is an analysis of the current active listing as well as analysis of recently sold listings in your area.
How Does It Work?
The first step to a “CMA” is to book an appointment with us to analyze your home. We will be taking into consideration things such as:
- Square Footage
- Number of Bedrooms/Bathrooms
- Recent Improvements
- Land Area
- Age of the Home
- Features such as Proximity to Major Roads, Marketplaces, Schools etc.
- Water Views, Water frontage, Design, Style etc.
- List of features such as swimming pool, fireplace etc.
From there we will compare and analyze each of the sold and active listings that fit the same criteria as your home. We will then, formulate the differences with considerable insight to guide you to a valuation of your home.
A proper list price that reflects current and realistic market conditions is crucial to getting your home sold! Buyers typically discount value due to days on the market. The longer your home stays on the market, the greater buyers will discount their offer.
Together with the right price, the right buyer and the right market conditions your home will sell in no time! We offer a combination of services and experience to make sure that you are not sitting around wondering why you are not getting offers.
Currently in Grey and Bruce Counties we have a lack of listings and abundance of buyers. With summer around the corner, and the tourist season kicking off it is great opportunity to list your home if you have been thinking of selling.
- Less Competition in the Marketplace
- More Buyers Searching
- Leading to a Higher Sale Price & A Faster Sale
When it comes to negotiating the offer on your home, We are the experts there to help you with every step of the process. We will guide you through my experience and expertise so that you do not find yourself in a deal unarmed. We will arm you with market data to help you understand both sides (buyer and seller) and together we will form an offer price negotiation strategy.
Deadlines in a Real Estate transaction is the most fundamental and important aspects to ensuring a smooth sale from beginning to end. A signed contract will typically include many details that need to be addressed such as title, lawyer approval, home inspectors, surveys, and appraisals, financing arrangements etc. Each of these are very essential aspects of your contract and we will arrange, conduct, and monitor every step of the way.
